Selling in ‘23? Circle this Day in your Calendar

Like so much in life, in real estate timing truly is everything. OK, yes and location, location, location— that’s always important too. But did you know that statistically there is a very specific set of days in every market across the nation that will net you significantly better home sales results if you target them correctly?

Much of this is common sense—springtime (duh!), but also it’s interesting to note how key sales metrics are tied to the narrowing of these exact dates and why it is that you will sell your house faster and for more money on these specific days.

Barring any freak weather events—and haven’t we certainly had our share?—nationally the first two weeks in May are the busiest and most lucrative time to list a home, and— as promised specifically either the first or second Wednesday or Thursday in May will net you a more profitable and faster sale. In fact LendingTree.com reports that Thursday listings netted on average $1,700 more than any other day in 2021.

So this year those sweet spot days are May 3rd, 4th, 10th and 11th. If you are superstitious or really number crunchy make sure your Realtor doesn’t rush to list on say—a Monday— because even those precious few days before the weekend home shopping begins will make your listing appear “less fresh” and psychologically lower prospective buyer expectation and urgency.

Many Realtors are anxious to hit the ground running at the beginning stage of acquiring a new listing, I mean it’s truly a rush of professional excitement on that end—the winning of the listing, the staging, gorgeous photography, compelling listing description in the MLS— twitchy fingers and adrenalin make it all too likely your Realtor will want to Go Live (!) with your listing as soon as it’s ready, but don’t let them. Wait for the right day, check the long range weather forecast—make sure your home has the very best chance to make a lucrative first impression.

A recent Zillow study further insists that listing on a Thursday—during any time of year—will net the seller more money and a quicker sale. Atomic Data also reports listings in the months of May, June and July net thousands more for sellers than any other time of year. This again is mostly common sense, but when you realize that there is a direct correlation to your timing, even down to the exact calendar date it becomes both thought and planning provoking.

Having laid it all out, it makes even more sense to begin to work with a Realtor well in advance of these dates as the staging and prep work that is required to make that amazing first impression does take some time—especially in a market where home improvement specialists—painters, landscapers, handy-folk etc are stretched thin.
